Color Painting and/or
Removing Wallpaper Price quote for color painting
and/or removing wallpaper is determined base on the
project size, such as room sizes, walls, openings,
details. Overall, we just want to be fair
with our clients.
Texturing & Faux
Finishing These techniques are more time
consuming and skill intensive than just a simple
one-color painting. Each technique is
different and may require certain methods and/or several
layers of Venetian plaster and/or paint colors to produce desirable faux
effects, or with unique textures. So the more features added
on, the more time it takes... Therefore, it costs more.
-- Cost
to do faux finishing would be quoted by the project size, technique and condition
of substrate. Simple faux finishing works for typical walls can
be done at a reasonable price.
-- Cost to produce faux marble. say, for your columns or
statues, etc... would be determined base on project size, marble type
and sophistication of the marble grains and details to be accomplished,
which requires much of research, color testing and dedicated time.
-- Faux marble sample would be furnished,
for your approval, with your commitment for any project over $2,000.
-- Texturing and/or faux finishing on ceilings
might be considered depends on ceiling height, project size and price.
Stenciling, Murals, Trompe
L'Oeil & Fine Art Painting Art is subjective.
Each and every project is different. It's time consuming and requires
the artist's true creative skills. Commission is based on
project theme, project size, condition of substrate, level of creativity,
details, realism, research time required and relevant information provided
by the client. The more time it takes, the more days it requires
to get the project done proficiently .
-- $60.00
per solid working hour --Minimum 4 hours each day.
-- Works are done on site, and may require additional
studio time. Working hours add up.
-- No major artworks for ceilings will be accepted
--There might be an exception for small project.

Clients must provide good subject references
--Public libraries is a great source for creative
ideas.

Payment for Works Done
General:
Any payment made to the
contractor should be based on completed works.
Under no circumstances shall the
contractor be paid for works which have not been completed
or have been carried out to sub-standard quality. We
would never ask for any upfront payment. For small projects
under $2000, payment is due upon satisfactory completion of
all works. For larger projects of more than $2000, the
first partial payment will be made when 50% of works are
complete, and the second payment to be paid in full when all
works in the contract are done satisfactorily.
